Currently (December 2021), GHC is not accepting applications for Welcome HOME as we are in the process of building new construction homes in preparation to add to our stock of homes for the program, which will be available once they are complete, in about 18 months. The Welcome Home Program is a homeownership program that offers fully rehabilitated and newly constructed affordable homes to eligible low- to moderate-income home buyers. The program provides assistance in the form of a 0% interest down payment loan to qualified first-time home buyers, who purchase affordable homes in Gwinnett County. The amount of assistance is dependent on household income and ranges between $14,975 and $22,500. This program is funded by the HUD HOME Investment Partnership Program (HOME).
Unlike traditional down payment assistance programs, the Welcome Home Program matches qualified applicants to properties, as opposed to a prospective home buyer matching the down payment assistance to a property for sale by a private owner. GHC selects properties based on a number of factors, including location, property condition, neighborhood stability, school quality, and accessibility to amenities. Properties included in the program come from a variety of acquisition sources including the Department of Housing & Urban Development (HUD), the National Community Stabilization Trust (NCST), traditional multiple listing services, and the identification of vacant and/or abandoned properties through a place-based partnership with local agents and organizations.
